Storage parks
- How many locations of BOX Garage are there?
New locations with storage units are added every year. Currently, BOX Garage has 4 parks in the Netherlands and Germany. See our locations for the complete overview.
- Are there park rules?
When you buy or rent a garage box, you get a comprehensive document with the park's house rules.
- What facilities are available at the locations?
Additional parking spaces are available at each park to park a vehicle on when someone is busy in his/her garage box. The multi-storey parks are equipped with stairs and a lift. At all parks except Enschede, there is also a washroom. The parks in the Netherlands also have post boxes.
- Are the storage boxes well secured?
In short: yes, every park is well secured. The electric gates can only be opened by authorised people using their own phones. In addition, we have equipped the fully fenced park with enough security cameras and lighting to keep an eye on every box. Even at night!
- What does a BOX Garage park look like?
A park with BOX Garage storage boxes are spacious and contain an average of 126 garage boxes. Most parks have more than one floor. The boxes on the first and second floors are accessible by stairs and a lift. On the ground floor, it is almost always possible to park a vehicle in the garage box. The parks are fenced and have lighting and camera security.
Garage units
- Can I use the garage unit’s address as the registered address for my company?
Yes, the address of the garage unit can be used as your company’s registered address at most locations in the Netherlands. This allows you to keep business mail separate from personal mail. In some municipalities, it is also permitted to register your company at this address with the Chamber of Commerce. Please note: this is not allowed in Germany.
- Am I allowed to do mechanical or DIY work in the garage unit?
Yes, in most cases, working inside the garage units is permitted. The units are equipped with lighting and electricity. Not only can you safely store your belongings, but you may also use the space as a workspace. However, please make sure to review the house rules and the municipal zoning regulations in advance. Certain activities may be explicitly prohibited due to safety concerns or potential nuisance.
- What can I use the garage units for?
The garage units are primarily intended for the storage and parking of commercial goods, vehicles, or materials. In some cases, light business activities or hobby-related work may also be carried out, provided they comply with applicable regulations and the local zoning plan. If you are unsure whether certain activities are allowed, we recommend checking in advance to avoid any misunderstandings or potential issues later on.
- What is the maximum floor load per m² for a BOX Garage unit?
The maximum floor load of a garage unit is 350 kg per m². Please take this into account when storing goods or materials to ensure the safety and integrity of the unit.
- What is the drive-through height of the garage units?
The drive-through height of a garage unit varies per type. These specifications are listed on each park’s detail page.
- How large are the garage units?
The size of the storage boxes vary per location and per box. The surface area varies from 12 to 31m². The height varies between 2.50m and 3.50m. Please note that the dimensions and surface areas mentioned are outside measurements.
- Is my unit accessible day and night?
Yes, you can access your storage box 24/7 with your own unique access code.
- What exactly is a BOX Garage unit?
A storage box from BOX Garage is a garage that can be used for multiple purposes. For example, extra storage, a place to do odd jobs or business accommodation for your own company. As standard, the garage boxes are equipped with lighting, electricity and recognisable green overhead door from Hörmann.
Rent
- Which insurance do I need to arrange myself as a tenant/buyer?
If desired, you can take out your own contents insurance. Since our units are used for many different purposes, it is not possible to offer a general contents insurance. We have arranged a building insurance for the premises.
- What is the notice period and the minimum rental term?
The minimum rental period for a garage unit is 1 year. The notice period is 3 months.
- How does online signing of a rental agreement work?
Once you have selected a garage unit and filled in your details, a rental agreement will be generated, which can be signed online.
- What are the service charges?
Monthly service charges apply for the management, cleaning, and security of the park. The exact amount varies by location.
- How much does a garage unit at BOX Garage cost per month?
The rental price depends on the location and size of the garage unit. It consists of three components: the rent, service charges, and VAT. All available garage units and their rental prices are listed on the individual park pages. Important to know: at the start of the rental contract, a security deposit equal to 2× the monthly rent is required, with a minimum of €500.
Buy
- Can I resell the unit?
Yes, resale is possible. We can assist you with this, but you are also free to sell the unit yourself or through a local real estate agent.
- Which insurances do I need to take out?
The building insurance is arranged through the Homeowners’ Association (VvE). However, it is advisable to take out your own contents insurance when using the garage unit.
- What are the Homeowners’ Association (VvE) costs?
VvE costs vary by park. These costs are listed on the respective park’s page.
- Is there a Homeowners’ Association (VvE)?
Yes, if you purchase a garage unit at one of our parks, membership in the Homeowners’ Association (VvE) is mandatory. The VvE is responsible for the management, maintenance, and shared facilities. Additionally, the building insurance is handled via the VvE. Each park has its own VvE.
- Do I pay transfer tax or VAT?
New construction: When purchasing a newly built garage unit, no transfer tax is due. These units are sold “free of transfer costs” (v.o.n.).
Existing units: When purchasing an existing unit, transfer tax is payable. In both cases, VAT is charged on the purchase amount (or construction instalments), as required by law. VAT may be deductible for entrepreneurs: please consult a financial advisor for guidance.
- What are the payment terms for purchasing a garage unit under construction?
Upon purchase, a deposit of 10% of the purchase price may be required in some cases. The remainder is paid in three instalments:
- First instalment: 55% upon signing of the deed of transfer;
- Second instalment: 35% upon notification from the seller that the structure is wind and watertight;
- Third instalment: 10% upon final completion, payable before key handover.
- How much does a garage unit from BOX Garage cost?
Prices vary by location and by garage unit. All pricing information is clearly listed on the respective location pages.
- What is the process for purchasing a garage unit?

Invest
- Can I resell the unit?
Yes, resale is possible. We can assist you with this, but you are also free to sell the unit yourself or through a local real estate agent.
- Which insurances do I need to take out?
The building insurance is arranged via the Homeowners’ Association (VvE). Any contents insurance or other policies are the responsibility of the tenant or investor, if desired.
- Are there any risks?
Yes, investing always involves risks. Both the value of the garage unit and the rental income can fluctuate. Past performance is no guarantee of future results.
- Do I need to arrange the rental of my unit myself, or does BOX Garage handle this?
Both options are possible. You may choose to manage the rental of your garage unit yourself, or we can handle it for you if you prefer. Feel free to contact us to discuss the possibilities.
- Which costs should I consider as an investor?
As an investor, you should take into account the Homeowners’ Association (VvE) fees and property tax (OZB). Additionally, you may pass on the service charges to the tenant. Some municipalities also impose local taxes. Electricity costs are included in the service charges and are settled annually.
